Why Listing Your Home with an Agent Is So Important

If you’re preparing to sell your house, you might be considering selling it on your own as a “For Sale By Owner.” Listing with an agent can seem costly on paper — especially when you have to cover commissions for your agent and the buyer’s — but there are a number of reasons why it’s essential that you work with a realtor, rather than going it alone.

Although you may feel as though you’re saving money by not hiring a listing agent, keep in mind that you will most likely still be bearing the cost of the buyer’s agent commission if you want to sell. Legally, agents are required to show homes that don’t offer commissions, but based on anecdotal evidence you can be almost certain that many buyer’s agents will not show your home to their client if they won’t get paid a commission.

Working with a listing agent also means that you’re more likely to sell your home much quicker and for more money than you would if you did it on your own. Realtor’s are experts in their local market who have an expansive list of relevant contacts — including contractors, cooperating agents, and potential buyers. A listing agent knows how to market your home, has access to resources you don’t, and is experienced in negotiating and working with buyers and their agents.

In addition to sheer know-how, having an agent means you have an advocate on your side who is working to do their best for you and make sure that you’re following all of the rules. Real estate contracts are very complicated and precise, and a realtor knows the laws and standards that seller’s most conform to during a transaction. By working with an agent, you’re also taking steps to protect yourself legally.
