Great home staging can make all the difference when it comes to how much your home sells for and how quickly. Avoid these 5 mistakes to make sure that your home is showing its best once it goes on the market:
Too personal: Staging is an essential part of making sure that prospective buyers are able to see themselves in your home — so keeping it filled with your family photos and other personal mementos can make it nearly impossible for someone to see their own family living there. Instead, you can cheaply replace these items with simple art from a local thrift store.
Clutter: The easiest thing you can do to get your home ready for photos and showings is to declutter. Only keep appealing pieces of decor out for others to see and hide away all the rest. You should even store any furniture that might be useful for you, but distracts from the overall appeal of your home.
Empty space: While it’s important to declutter, you also don’t want your home to be too empty. Rooms can actually look bigger when staged, so be strategic and experiment a bit by moving your furniture around to see what looks best. If you’ve already moved out of the house and it’s completely empty, consider digital staging for your online photos or even having it physically staged.
Too stylized: While having a distinct style is a wonderful way to express yourself in your home, once you decide to sell you should begin to chip-away at anything others may consider too unique or eccentric. Although this may take some of the fun away from your home, it’s essential that buyers can imagine infusing their own style into the space.
Forgetting to dress the space: Nice small touches — like flowers, a bright tea kettle, and decorative towels and pillows — can make a big difference when it comes to the perception of your home. Especially if your house may need a bit of TLC from a new buyer, bringing in these little pops of color and character can help someone see the potential in your space.
At the core of these five mistakes is a lack of focusing on the desires of a potential buyer. As a seller your goal should be to make your home enticing for as many people as possible, so try and put yourself into the shoes of a perspective buyer and do a walk through. What items are too personal or don’t contribute to the overall appeal of the space? Remove those and make room for simple decor that has a wide appeal. If you go into the staging process with your mindset focused on buyers, your home will surely sell faster than it would if you made no changes at all!
