What to Do During the Final Walkthrough

When you’re in the process of buying a home, the final walkthrough is a step you’ll complete with your realtor prior to closing day. It’s your chance to make sure everything is working and in the same — or better — condition as when you put in your offer. If any repairs were agreed to after inspections, this is also the chance to make sure they were done properly.

Here’s what else you should be doing:

  • Make sure all belongings have been moved out

  • Flush all toilets

  • Run showers, tubs, and sinks (making sure the water gets hot)

  • Test all light switches, fans, and exhaust fans

  • Test all kitchen appliances (this includes running the dishwasher)

  • Test the washing machine and dryer

  • Test the heating/cooling systems

  • Test the garage door

  • Make sure doors and windows open, close, and lock properly

  • Keep an eye out for pests

  • Make sure no fixtures were removed (curtain rods, lights, towel racks, etc.)

  • Inspect crawl spaces, attics, and basements

  • Double check all repairs that were done

  • Walk through the front and backyards and check that the landscaping is in the same condition as when you submitted your offer
